上海“沪七条”政策落地后首批宅地拍卖顺利完成,本次出让3宗涉宅用地,总出让面积约10万平方米,起始总价66.44亿元,最终成交总金额68.09亿元,3宗地均成功出让。

徐汇长桥、嘉定新城地块率先开拍,均以底价成交。上实城开以26.75亿元摘徐汇区S031102单元地块,成交楼面价48511元/㎡,规划建面55141㎡,涵盖普通商品房及商业用地;金茂、象屿联合体底价14.59亿元拿下嘉定区JDC1-1703单元地块,楼面价24500元/㎡,规划建面59558㎡,为纯普通商品房用地。

青浦徐泾地块吸引绿城、象屿竞价,绿城以26.75亿元竞得,楼面价31972元/㎡,溢价率6.57%。中原地产高级研究经理卢文曦指出,徐泾地块为本批最大纯住宅用地,面积3.8万㎡、建面8.37万㎡,因空间充足受房企重点关注。

中指院上海数据总经理张文静表示,本次土拍参拍企业以国央企及本地城投平台为主,核心区域优质地块仍具吸引力,但房企整体出价审慎——嘉定、徐汇地块由唯一竞买人底价摘得,青浦地块仅两家竞价。作为2026年首批宅地及沪七条后首拍,市场平稳开局传递积极信号,较小溢价空间利于引导市场预期,为房企后续补货留从容空间。
